FIRE DOOR INSPECTIONS

Keeping Buildings Safe, Compliant, and Protected

// Fire Door Inspections

Why Fire Door Inspections Matter

Under the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act, duty holders must ensure that fire doors are regularly inspected and maintained. Without this, you risk non-compliance, costly enforcement action, and most importantly, putting lives at risk.

A defective fire door can reduce escape time from 30 minutes to as little as 3 minutes.

Fire Door Knowledge: What You Need to Know

  • What makes a fire door different?

    A fire door is specially designed to resist fire and smoke for a set period — usually FD30 (30 minutes) or FD60 (60 minutes). To perform properly, every component (door leaf, frame, hinges, glazing, intumescent strips, and smoke seals) must be correctly installed and maintained.

  • Why do fire doors fail?

    Common faults include excessive gaps, missing seals, damaged hinges, or door closers that don’t shut properly. Even small defects can compromise performance.

  • How often should they be inspected?

    Guidance under the Fire Safety (England) Regulations 2022 requires quarterly checks in multi-occupied residential buildings over 11m and annual checks for flat entrance doors. For other premises, best practice is regular inspections as part of your fire risk management plan.
